About Cotality

Cotality

Cotality is a property information, analytics and technology company headquartered in Irvine, California. Until March 2025 it was known worldwide as CoreLogic, one of the most influential names in housing data; the global rebrand to Cotality kept the business, its products and its research intact while presenting them under a new identity meant to evoke collaboration and connectivity across the property ecosystem. The company supplies data covering the great majority of United States residential properties — described in industry materials as approximately 99 percent — together with mortgage, tax, hazard and climate-risk information, and it publishes home-price and housing-market research cited constantly by economists, lenders and the news media.

Origins in CoreLogic

The business that became Cotality grew out of the American mortgage-data industry. A company named CoreLogic, founded in 1997, established itself as a leading provider of residential mortgage risk management and fraud-protection services, quantifying risk in a substantial share of U.S. loan originations. In 2007 that business merged with First American RES — the real estate information arm of First American, itself a giant holder of property and ownership records covering some 2,900 counties — through the FARES joint venture between First American and Experian. The combined company took the CoreLogic name. When First American split its businesses in 2010, CoreLogic emerged as an independent public company based in Irvine, carrying the property databases and analytics assembled under First American into a standalone enterprise.

Growth as a Public Company

As a public company through the 2010s, CoreLogic expanded by acquisition and product development into a broad property-data platform serving mortgage lenders, insurers, real estate professionals and governments. A landmark step came in April 2013, when it acquired the Case-Shiller home-price indexes from Fiserv for a reported six million dollars. The Case-Shiller indexes, developed by economists Karl Case and Robert Shiller using the repeat-sales method, were among the most recognized measures of U.S. home prices; CoreLogic continued to produce them alongside its own monthly Home Price Index, which used the same repeat-sales methodology and covered thousands of markets. Under chief executives including Anand Nallathambi, the company positioned its data as essential infrastructure for the housing finance system.

Taken Private and New Ownership

In June 2020, investment firms Cannae Holdings and Senator Investment Group launched a hostile bid for CoreLogic, opening a contested takeover that drew a rival approach from CoStar Group. CoStar eventually withdrew in March 2021, and the company was acquired instead by Stone Point Capital and Insight Partners in a transaction valued at about six billion dollars, taking CoreLogic private in June 2021. Under the new owners the company continued to buy capabilities — among its first deals was the acquisition of ClosingCorp, a provider of closing-cost data and technology, in 2021. Patrick Dodd became president and chief executive, leading the business into its next phase and, ultimately, into the Cotality rebrand.

The 2025 Rebrand to Cotality

The company announced its new name at its Intrconnect 2025 event in March 2025, four years after going private. Management presented the change as reflecting innovation and an expanded focus on integrated data solutions across the whole property lifecycle — from listing and lending through insurance, taxation and risk — and on uniting the professionals who work in that ecosystem. The name itself was chosen to suggest totality and collaboration while retaining a thread of continuity with the CoreLogic legacy. For clients and for the media, the practical consequence is that decades of CoreLogic-branded products, indexes and research now appear under the Cotality name, with the company's Irvine base and its international operations unchanged.

Data and Product Portfolio

Cotality's portfolio spans the property lifecycle. It maintains vast databases of parcel, tax, deed and mortgage records; provides multiple listing service technology through platforms such as Matrix and the Trestle data-distribution service, which delivers MLS listing data through modern web APIs; offers valuation and appraisal tools, including the OneHome platform connecting agents and buyers; and supplies hazard and climate-risk analytics estimating properties' exposure to flood, wildfire, wind and other perils. Its property-data products are delivered increasingly through cloud data platforms and enterprise integrations rather than one-off files. This combination — content, software and analytics sold together — distinguishes the company from pure data licensors and explains its reach into brokerages, MLS organizations, lenders, insurers and public agencies.

Research and News Significance

For journalists, the company's most visible output is its research. Its home-price reporting — the monthly index formerly published as the CoreLogic HPI, and the S&P CoreLogic Case-Shiller indices it produces — moves markets and anchors housing coverage, because repeat-sales indexes are among the few consistent, long-running measures of what American homes are worth. Its economists comment publicly on price trends, mortgage performance, delinquency, equity and natural-hazard risk, and its data releases are distributed through national business wires and cited by outlets from local newspapers to financial networks. Coverage of partnerships, such as its work with HomeServices of America on a broker listing-exchange platform designed to improve listing-data consistency at the source, likewise appears in industry news under the Cotality name.

Clients and Geographic Scope

The company serves mortgage lenders and servicers, banks, insurers and reinsurers, real estate brokerages and multiple listing services, government agencies and housing-finance institutions. Its home market is the United States, where its records cover approximately 99 percent of residential properties, but the business it inherited and built is international, with operations historically spanning Australia, New Zealand, the United Kingdom, Canada, Germany and India. Property data is inherently local — recorded by counties, municipalities and land registries — so the company's competitive achievement is standardization at scale: turning fragmented public records in many jurisdictions into consistent datasets and software that multinational lenders and insurers can use across markets.

Digital Presence

Cotality operates from cotality.com, where it presents its products, research, events such as Intrconnect, and company information, while developer-facing services continue to run through established platforms including Trestle's documentation and API endpoints. Its research and announcements circulate through business-news wires and are republished across financial and real estate media sites, keeping its monthly housing figures in front of a wide professional audience. The company has also been recognized within the data-platform ecosystem — as CoreLogic it was named a Databricks financial-services partner of the year in 2024 — reflecting how its datasets are now consumed through cloud analytics platforms as much as through traditional reports.

Significance

Cotality's significance is that of the former CoreLogic: it is one of the small number of firms whose data effectively constitutes the record of the American housing market. Built from First American's property records and a 1997 mortgage-risk pioneer, professionalized as a public company, taken private for roughly six billion dollars in 2021 and rebranded in 2025, the Irvine company sits underneath an enormous share of mortgage underwriting, property insurance, real estate brokerage technology and housing journalism. When news reports describe U.S. home prices rising or falling, the odds are substantial that Cotality's indexes and economists are the source — which is precisely why its new name is becoming familiar so quickly.

Reading the Name Change in Context

The change from CoreLogic to Cotality did not alter the company's underlying datasets, index methodologies or client contracts, and older CoreLogic-branded research remains part of the historical record that economists cite. Readers comparing reports across 2025 therefore need to treat the two names as the same source unless a product notice says otherwise. That continuity matters for home-price series in particular, because their value rests on consistent repeat-sales methods over long periods. The rebrand is best understood as a corporate identity placed over established property-data operations in Irvine and abroad, not as the creation of a new company or the discontinuation of the CoreLogic research tradition.
